Full House Marketing® will "shop" and evaluate your marketing effectiveness which begins with a telephone shop to evaluate initial leasing skills followed by an unannounced site visit to evaluate your community's physical appeal and readiness. Marketing effectiveness and accuracy is reviewed including print and internet advertising, general market positioning, curb appeal, product merchandising and outreach efforts. Three competitive apartment communities of your choice are shopped for comparability in price, specials, product and leasing abilities. Includes three copies of final Marketing Audit.
Review and advise strategies for marketing, leasing and physical appeal/marketability of designated apartment community. Prepare written Marketing Analysis including a Marketing Action Plan (your MAP) for increasing occupancy based on review of historical data, primary market competition and product absorption, current marketing efforts and effectiveness along with future projections for occupancy and recommendations to increase occupancy and retention. This Analysis includes an advance preparatory meeting with client, on-site visit(s), three competitive comparisons, mystery shopping evaluation, preparation of report, three copies of finished report, debriefing meeting with client to discuss findings, recommendations and to plan implementation; final meeting to deliver workable Marketing Action Plan (MAP) based on approvals of recommendations and in accordance with client's directives.
Level One Marketing Consultation - Full House Marketing® will contract as your community's Marketing Director/Consultant. Recommend and review marketing campaign and/or collateral materials; implementation of any Marketing Action Plan as approved by client; includes any miscellaneous marketing consultation and custom marketing coaching/training of on-site staff. Implementation of marketing/advertising portion of Marketing Action Plan as approved by client to include:
- Create and continually review effectiveness of all collateral materials
- Create and continually review effectiveness of marketing campaign(s)
- On-site training/coaching of leasing staff
- Weekly leasing and marketing reports
- Log of monthly marketing and advertising expenditures
- Maintain monthly advertising calendar of expected ad placements and expenditures and compare to actual invoices
- Maintain copies of all ads and flyers
- Coordinate and oversee marketing events
- Coordinate and oversee outreach efforts
- On-going custom marketing consultation and Marketing Action Plan (MAP) implementation
- On-going update meetings with owner, management company or representative(s)
- On-going review of marketing, leasing and physical appeal/marketability of apartment community
Level Two Marketing Consultation - At the point that marketing efforts are in place and are able to be implemented and maintained by on-site staff, a stepped-down Marketing Director contract will be advised. This reduced involvement is only available following Level One participation.
In addition, Marketing Consulting is also available on an hourly or daily to assist with new ideas, marketing themes and fresh perspectives.
Full House Marketing® "Superstaff" can lease your apartments. We will assign a heavy-hitting Leasing Specialist whose primary responsibility is to lease apartments and increase occupancy. The Leasing Specialist will work in cooperation with the existing site staff and the Full House Marketing® team.
